Job Description:
Smartland is a fast-growing real estate investment company
managing 1,400 residential units across Northeast Ohio. We’re
hiring a Director of Maintenance to lead portfolio-wide operations,
build strong teams, and protect the long-term value of our
properties. This is a high-impact leadership role for someone who
can think strategically, lead confidently, and step in hands-on
when needed. The Role You’ll oversee maintenance operations across
apartments and single-family homes, leading Maintenance Managers
and field teams while partnering closely with Operations and
Property Management. You’ll report directly to the Director of
Operations and help shape systems, standards, and long-term
maintenance strategy. Schedule: Full-time, Monday–Friday On-call
for major emergencies Regular site visits across the Cleveland area
What You’ll Lead Maintenance operations across 1,400 units Team
hiring, training, and performance management KPIs: response times,
unit turns, preventive maintenance, safety, budget control CAPEX &
OPEX budgets, vendor contracts, and procurement Preventive
maintenance programs to reduce downtime SOP standardization and
process improvement Code compliance and life-safety systems Data
tracking and reporting through AppFolio (or similar) Capital
planning with executive leadership What You Bring 3 years in
maintenance leadership Multi-site team management experience Strong
HVAC, plumbing, electrical, and mechanical knowledge Budget and
capital project oversight experience Proven ability to drive
accountability and results Strong communication and decision-making
skills OSHA and safety knowledge Comfort with maintenance software
and performance dashboards Preferred: Trade certifications,
AppFolio/Yardi experience, multifamily background. Why Join
